Top results in KTI's tenant satisfaction at NIEMCON properties

KTI Property Information Ltd conducts an annual survey measuring tenant satisfaction, in which tenants evaluate the different areas of business premises. The survey focused on Keva’s properties, where NIEMCO is responsible for property management services.

NIEMCO performed excellently in the KTI comparison, and we received the best results in the entire material for 2024 as a partner in property management services. This result indicates that we have made progress and emerged as an even stronger factor in the research. In addition, the increase in overall satisfaction was the largest in the entire data.

“We have invested in the clarity of our services, and it shows! Customer satisfaction is on the rise, and the feedback we have received indicates that we are on the right track. Every comment is valuable to us, as it allows us to develop our service even better,” comments Mika Valtonen, CEO of NIEMCO.

The survey results showed that overall satisfaction has increased in all areas. The overall satisfaction of all areas is better than the average level of the comparison. The most positive development from the previous year has taken place in accessibility and the ability to implement agreed matters, as well as in general satisfaction with services. Compared to the previous year’s results, there has also been a development in terms of satisfaction with our service and the assessment of professionalism.

This excellent result has been achieved thanks to open and active interaction. We will continue to strengthen these themes further and build strong sustainable growth in the future.

Partnership in property management is built on cooperation

Keva’s real estate investment unit and NIEMCO have been working closely together since 2016. NIEMCO hosts several of Keva’s business premises properties. Over the years, the partnership has developed into a significant part of the operations and success of both. The parties have carried out several projects together, developed their operating methods and built trust. Mutual open communication, common goals and long-term planning are the cornerstones of cooperation.

Tenant satisfaction

The cooperation between Keva and NIEMCO is also reflected in the tenants’ everyday lives. KTI, or Kiinteistötieto Oy, is a Finnish company that collects and analyses real estate market data. Based on the latest KTI 2024 tenant satisfaction surveys, the feedback has been positive: the premises are perceived as functional and the service is professional. Satisfaction is based on well-functioning interaction, active maintenance, quick response and continuous improvement – all factors that have been refined over the years by the cooperation. NIEMCO performed excellently in the KTI comparisons, and we received the best results in the entire Keva comparison data for 2024 as a partner in property management services.

Focus on the environment and energy issues

The cooperation also emphasises sustainable development. Keva and NIEMCO invest in environmentally responsible solutions, such as improving energy efficiency, smart control of properties and sustainable material choices. These measures support both environmental goals and the long-term value of properties. Under the leadership of Keva’s Environmental Manager Tuomas Helin, environmental investments have been commissioned in a significant part of Keva’s business premises managed by NIEMCO. These have included renovations of heating methods for ecological local and recycled heat, the construction of solar power plants on the roofs of numerous properties, the addition of charging opportunities for electric cars, and ensuring that the electricity used in Keva’s properties is sourced entirely from renewable sources.

As one example, a significant energy efficiency project was carried out in 2024 at KOy Helsinki’s Strömberginaukio in cooperation with Granlund Oy and Caverion Suomi Oy. In the project, a modern heat pump system was installed on the property, which is used to collect waste heat from its cooling systems and direct the collected heat to the property’s heating network. With the new system, the property’s district heating consumption has decreased significantly. At best, the monthly standardised consumption of district heating has decreased by more than 90%.

Focus of operations, customer orientation and presence

Although the basic task of Keva, Finland’s largest pension insurer, is, above all, to ensure the realisation of pension provision, one of its core values, in addition to reliability, is to be gratifying. In real estate investing, gratification means that the goal is to be an easily approachable and customer-oriented landlord.

As one of Finland’s largest real estate investors, Keva has the necessary expertise, networks and financial resources to implement functional and comfortable premises for its customers while taking good care of pension assets. NIEMCO became a member of the Helsinki Region Chamber of Commerce at the beginning of the year. The CEO of the Chamber of Commerce, Pia Pakarinen, visited the premises of Kutomo Business Park and we had the honor of introducing NIEMCO as a company, as well as Kutomo Business Park in Pitäjänmäki to Pia.

Pitäjänmäki and Kutomo are important to us, as our operations started here more than 10 years ago. It will be interesting to see what the future holds between NIEMCO and the Chamber of Commerce. Thank you for an interesting visit, Pia!

Spring is advancing at a fast pace, but now is the time to calm down from the hustle and bustle of everyday life and reflect on the achievements of the beginning of the year. However, let’s highlight a few things;

NIEMCO has joined the Chamber of Commerce at the beginning of the year, which is a great opportunity for a Finnish company to be able to implement cooperation with the Chamber of Commerce, and we are looking forward to their visit to our Kutomo Business Park!

NIEMCO also organized its first customer event, which included great topical topics to consider, such as Hotelification in the business premises market and the use of AI in the real estate industry.

We have also met many old and new customers during the beginning of the year and found that we have successfully completed many projects, with these tools it is good to continue towards the future!

An intern started at NIEMCO in March, welcome to the team Kira!

Kira is a third-year business student at Laurea University of Applied Sciences on the Leppävaara campus. During the twenty (20) week internship, Kira will be able to assist us in various tasks related to property management and management, and at the same time develop her own skills in marketing.

This is an excellent opportunity for us to be able to carry out cooperation with our partner Laurea University of Applied Sciences. At the moment, Laurea’s students are working on a valuable project related to property management for NIEMCO, which is due to be completed at the end of April.

At NIEMCO, we want to give our interns the opportunity to participate in diverse and developmental projects, through which they gain valuable knowledge about property management and practical experience in the real estate industry. Because of this, we believe that we can offer our interns and Laurea’s students meaningful opportunities through various practical projects.

Pitäjänmäki Has a Longstanding Tradition as a Key Industrial and Business District

Pitäjänmäki has a long tradition as a significant industrial and business area. Kutomo Business Park has previously been part of the development of the industrial area, but after its closure, a business cluster has been built in the area, which is now better known as Kutomo Business Park.

A new lunch restaurant, Herkkuhetki, has been opened in Kutomo Business Park, bringing a new, delicious alternative to daily lunch for the area’s employees and visitors. The restaurant offers a diverse selection of fresh and tasty dishes that change daily. Herkkuhetki has opened its doors on 3.2.2025

The restaurant opens its doors on weekdays at 10:00 and serves lunch until 14:00. Herkkuhetki welcomes everyone who works in the Kutomo Business Park area, as well as residents of the area and from further afield, to enjoy tasty and nutritious meals.

NIEMCOWORK Office hotel concept expands at Nokia Campus in Espoo at Karaportti 5

NIEMCO Management Oy and Antilooppi Oy have signed an agreement according to which the lease agreements for Karaportti 5 small offices will be transferred to NIEMCO Management Oy on 27.12.2024.

Together, our goal is to provide customers with the best possible service and quick response to their needs. We have intensified our cooperation with Antilooppi Oy so that in the future, NIEMCO will be responsible for the customer service and rental of the Karaportti 5 office hotel.

NIEMCO is already familiar to tenants from the property’s lobby services, and in the future, the NIEMCOWORK office hotel concept will also be available with a wide range of services, e.g. representative sauna/meeting rooms. The aim is to bring flexible and high-quality space solutions to companies.

Promea appreciates a high-quality working environment at NIEMCO's Kutomo Business Park

Promea, an expert company in modern IT and cyber security services, has chosen NIEMCO’s Kutomo Business Park as its location. The company offers companies IT services, secure cloud services and solutions for protecting against cyber threats. “Modern information security threats require modern means,” says Jarno Kari, the company’s representative. With its services, Promea protects its customers’ data, IT systems and business operations in a digital environment.

The company’s current workforce is 14 people, and the choice of Kutomo Business Park was particularly influenced by the quality, location and additional services of the premises. Mika is responsible for the preparation and implementation of the company’s growth strategy as well as the company’s sales, marketing and development. “In my opinion, listening to customers is the cornerstone of any profitable business and the best change consultant. Correspondingly, the well-being of the company’s own personnel, empathetic and goal-focused leadership are a key part of the company’s sustainable foundation.
