Real estate management

With excellent real estate management, we aim at achieving low maintenance costs, high user satisfaction and a steady cash flow for our clients. The real estate management agreement is always done according to the client’s needs, and can include tasks from asset management services (AM), property management services (PM) and facility management services (FM).
We assign a responsible property manager for each property, who acts as the contact person for property owners, service providers and tenants.

Asset Management (AM)

We provide a comprehensive asset management service for our clients, with aims to optimize cash flow and minimize costs. In practice, our service can be formed by rental management services, construction services linked to tenant changes, real estate development services and financial services. If necessary, we will also take part in purchase and sale projects of client’s properties to the extent needed. The goal for our rental management service is to make even the most challenging properties to generate cash flow and thereby enabling the property to increase in value. Our rental services include marketing and showing of vacant premises, negotiations with tenants and drafting of lease agreements. We actively keep in contact with tenants throughout the contractual relationship and react to their potential requirements immediately. The goal is to achieve a high utilization and user satisfaction rate.

Property Management (PM)

Our property management services are tailored according to the clients needs, and can consist of technical- and administrative property management-, financial management- and business park management services.
In our technical property management service, the manager ensures that the building works technically optimally. The technical manager ensures that the maintenance services fits the property, and if necessary, does bidding for maintenance services (property maintenance, outdoor area maintenance, periodic maintenance and inspections).
The technical manager monitors the activities of service providers.
In our administrative property management service, the manager acts as the managing director of the real estate company. In addition, the manager is in charge of the company’s administration such as budgeting, drafting of administrative protocols, issuing government declarations and reporting to the client. We also offer financial administration services.
In our Business Park management service, the manager organizes tenant and user meetings on a regular basis. In addition, the manager organizes user services required for the business park and participates in showings of vacant premises if necessary.

Facility Management (FM)

In multi-user office buildings and especially in business parks, user services are becoming more and more important for companies selecting their premises. NIEMCO Management offers a high range of services aimed for property users. Companies can take advantage of NIEMCO Management’s managing skills in their own facilities for the services they need.
We do biddings for services as required by our customers, and provide them with a comprehensive full- service solution such as reception services, cleaning services, assistant services and telephone switchboard services. By outsourcing the acquisition and management of the needed facility services to NIEMCO Management, the customer can focus on its core business.
